The project is situated in a very old neighbourhood with high housing density, and near districts with very mixed functions (such as Place de Brouckère and Place Sainte-Catherine). The attraction of this city centre site lies in the opportunity to build quality housing in a place that had been almost abandoned for many years. Originally, this site had an eclectic mix of old houses, a stylish building, an alleyway past a boxing and weightlifting club, a very old and particularly narrow street and open-air car parks. The architectural aim was to draw on the existing resources of the site in order to create a harmonious complex of 63 apartments and four shop units around a courtyard, which would enhance a run-down site, and contribute to the repopulation of a block that had long been neglected. The basements of the existing buildings were recovered in this way, and those created accommodate not only the technical plant, but also 36 parking spaces. The site is close to many public transport routes, including bus and metro, as well as major traffic arteries.

This subdivision project is located close to Calevoet railway station and the Lycée Français, on the site of the Engeland plateau. It includes 298 homes, comprising 236 apartments and 62 houses, to be built over nine years. All of this will cover 9 hectares, of which 6 hectares will be kept as a protected green area.
