The project consists of a significant transformation of a complex of three office buildings into three residential buildings. These buildings will be divided into 10 sub-blocks, creating a new mixed-use space designed to meet the growing demand for housing. The total above-ground area of the transformed buildings will be 31,932.1 m², offering ample space for the proposed residential units. The development will be situated on a plot of land measuring 10,301 m², ensuring the buildings are well integrated into the surrounding environment.
This transformation is designed to revitalize the existing office space and convert it into a modern, functional living area while maintaining a focus on sustainability and efficiency. The decision to reconfigure the original office buildings into residential units will help address the shortage of housing in the area, particularly in the context of urban development.


The total floor-to-area ratio (FAR) for the project is 3.10, reflecting the density of the development in relation to the size of the plot. This ratio indicates a balanced approach, providing enough residential space while maintaining harmony with the surrounding urban landscape. The 10 sub-blocks within the three buildings will be carefully planned to ensure optimal use of space, creating well-sized apartments that can accommodate a range of potential residents.
Each of the 10 sub-blocks will offer a variety of residential options to cater to different needs, from smaller studios to larger family apartments.
