The project involves the transformation of two office buildings into 46 residential units, a daycare, and shared spaces for the residents, while preserving the existing structure and the underground parking.

The project, located at 93-103 Rue Jourdan in Saint-Gilles, is situated on a street that connects Avenue Louise to Parvis de Saint-Gilles. Covering an area of 1114 m², the street is lined on one side by typical Brussels houses, most of which are divided into apartments, and on the other by taller buildings that contribute to the gradation of scale towards the Hôtel des Monnaies. The project includes the addition of a new wooden façade in front of the existing structure of the building on the right, recreating an urban grid that aligns with the rhythms of the Brussels house plots. This intervention helps restore the residential character of the street, with the grid of the new façade echoing the opposite facades.

The ground floor is activated with shared spaces, providing residents with high-quality areas for meetings. In this concept, each occupant enjoys their own private living space while having access to common areas that enhance their quality of life—spaces they would not have been able to afford at the same price without the mutualization of these complementary spaces. A daycare center for 36 children is also located on the ground floor to serve the families in the neighborhood.

From an ecological perspective, the installation of a heat pump will save energy and reduce CO2 emissions. Particular attention is given to the potential for renovation. Maintaining the existing structure is beneficial for reducing the carbon footprint. The only new structure, the façade, will be made of wood.
