STATUS

In progress

The project involves the construction of a building with 89 apartments. It features a ground floor and 2 to 5 floors, with roof volumes set back. The apartment types range from studios to 3-bedroom units.

The apartments will mostly be dual-aspect, ensuring optimal natural light and good orientation towards the garden and the street. Each unit will have a balcony or terrace of around 10 m². The top floors will feature penthouses with large terraces, well-oriented. Inside, apartments will have large windows and door frames to maximize living space and light. The units will be equipped with individual gas boilers and a double-flow ventilation system, ensuring autonomous heating and ventilation control. These features comply with the latest energy performance standards (PEB).
The building's façade is designed with light brick and aluminum window frames in a green tone. Horizontal bands and aligned window openings create a clear, simple architectural structure. Internally, the windows are tailored to each room's function, with smaller windows for bedrooms and larger ones for living spaces. The layout of the building is intended to foster a multigenerational community by offering a variety of apartment sizes.

The project emphasizes green spaces and outdoor amenities. A shared garden, accessible from six private entrances, serves as a central gathering point for residents, with seating areas like tables, chairs, and benches. This communal area also leads to the Place des Tulipes, the commercial heart of the Erasme neighborhood. The landscaping includes plant-filled areas, reinforced tree zones, and mounded garden beds, creating a green contrast to the building's mineral façades. Additionally, 21 cargo bike spaces are available with easy access, promoting sustainable mobility. An elevator for bikes and people will connect the underground parking areas. The parking includes spaces for 176 bicycles, with 20 cargo bike spaces at the ground level. The project aims to encourage cycling, with 12% of the bike parking dedicated to cargo bikes, supporting the neighborhood’s transition to a greener, more accessible transport system.
