The renovation project of the logistics hub in Berchem-Sainte-Agathe aims to transform 30,000 m² into a multifunctional space, including a hotel, housing, shops, and public infrastructure. It combines mixed-use development, respect for heritage, and sustainability in a dynamic urban environment.
Located on the outskirts of Brussels, this site is characterized by a mix of single-function buildings and traditional Brussels houses. A large workshop building currently occupies the center of the plot, while to the south, across the railway tracks, there are high-rise office buildings. Near the Chaussée de Gand, the architecture reflects the typical proportions of Brussels streets, contrasting with the offices designed as large villa-like buildings isolated on the other side of the Molenbeek valley. The project aims to harmoniously integrate into the local urban fabric, balancing private and public spaces. It includes a residential block organized around a shared garden and a public square connected to the footbridge and Berchem station, where shops and public services will be located. The hotel and conference center will blend seamlessly into the existing urban fabric, contributing to the revitalization of the neighborhood.
The height of the buildings will vary, from two to four stories along Chaussée de Gand, rising to five or six stories within the plot. On the Chaussée de Zellik side, the historic building designed by architect Brodzky, which previously housed a workshop, will be preserved and integrated into the project, contributing to the architectural identity of the site. This urban renewal project seeks to respect the heritage while meeting contemporary needs for functionality and aesthetics. It creates a dynamic and cohesive space, promoting the integration of new uses while preserving harmony with the neighborhood's history. The goal is to offer a pleasant living environment with green spaces, shops, services, and accessible housing, while fostering inclusion and sustainability. This project is part of a vision for the city of tomorrow, combining modernity with environmental respect.
