The project aims to renovate and convert the existing office building into a mixed-use development, consisting of housing and offices. The site currently hosts several companies and organizations, including the former offices of the Puilaetco private bank, as well as the embassies of Jamaica and Malawi. The project also includes the redevelopment of the surrounding area.
Minor demolitions are planned for the project, mainly reducing volumes on the front and rear facades, along with some minor reconstructions on the ground floor and first floor to improve the building’s alignment. Despite these changes, the building’s overall height will remain unchanged at seven floors. The project will bring true mixed-use functionality to the site. The ground floor will primarily be dedicated to office spaces, while the first floor will be a mix of both offices and residential units. From the second floor (R+2) to the seventh floor (R+7), the upper levels will be exclusively for residential use. The residential units will be of various types, ranging from studios to three-bedroom apartments, catering to a wide range of potential tenants. This will ensure that the project can meet the growing demand for both office and living spaces in the area.


The project also includes the renovation of the existing underground parking facilities, which will provide a total of 134 parking spaces across the two basement levels. This includes 124 car parking spaces and 10 motorcycle spaces, ensuring adequate parking for both the residential and office components of the building. The distribution of parking spaces will be as follows: in the first basement level (SS-1), there will be 56 car spaces, 50 for residential use and 6 for office use, as well as 5 motorcycle spaces. The second basement level (SS-2) will provide 68 car spaces, 54 for residential use and 14 for office use, with an additional 5 motorcycle spaces. In addition to parking, the project will involve upgrading the technical installations to meet current standards and improve energy efficiency, further contributing to the building's sustainability.
